The M-1, Re- <br />stricted Industrial District allows 18 uses ranging from <br />maintenance/repairs to light manufacturing and warehousing. <br />The subject property is located within a mixed use district <br />which extends north and south, along the U.S.#1/Old Dixie <br />Corridor. The area directly north of the property is zoned <br />M-1, Restricted Industrial. The area to the west -of the subject <br />property, on the west side of Old Dixie, is zoned LM -1, <br />Light Manufacturing. The area directly south of --the subject <br />property is also zoned R -2A, Multiple Family Residential. <br />The area on the east side of U.S.#1 is zoned R -2A, Multiple <br />Family District. <br />ALTERNATIVES AND ANALYSIS: <br />Environment - The subject property is not within a flood <br />plain area and contains no_significant vegetation -or endangered <br />species. <br />Land Use - The subject property is presently vacant.
