® r � <br />is located. The industrial park is not completely developed, <br />however, warehousing is already located on the southern end <br />and the northern end, fronting on U.S.#1. A truck storage <br />facility is located at the northern end, fronting on Old <br />Dixie Highway. To the south of the subject property is O'Neill's <br />storage facility. Scattered single family residential develop- <br />ment is located on the east side of U.S.#1. <br />Utilities - The subject property does not receive water or <br />-sewer services. U.S.#l, a major arterial and Old Dixie <br />Highway, a secondary collector, provide vital transportation <br />facilities to the site. <br />Traffic - Traffic analysis was based on -the assumption that <br />the uses would be similar to the ones already existing and <br />adjacent to the subject property; light manufacturing/ <br />repairing and warehousing. Based on this assumption, traffic <br />generated by a permitted use is not anticipated to have a <br />significant impact on U.S.#1 or Old Dixie Highway at this <br />location. However, it is recognized that it will contribute <br />to the accumulative traffic over a long term period. The <br />Comprehensive Plan calls for frontage roads and limited access <br />in developments along major arterials. It is strongly recom- <br />mended that the Old Dixie Highway provide access to the subject <br />property. Old Dixie can function as a marginal access road <br />-s ,along U.S.#1 in this particular area. <br />RECOMMENDATION: <br />The uses allowed in the M-1 District are compatible and similar <br />to those uses on the north side. U.S.#1 provides an adequate <br />corridor separating any residential uses to the east. Old <br />Dixie provides a marginal access road for U.S.#1 in the area. <br />Based on these considerations, staff recommends approval. <br />4 <br />Ms. Johnson described the area, noting that although <br />there is some residential on the east of U.S.1, the highway <br />is a buffer. It is recommended that access be onto Old <br />Dixie. She further noted that this is in compliance with <br />the Comprehensive Land Use Plan. <br />Commissioner Fletcher asked if it is the intent that <br />exclusive access be from Old Dixie. <br />Ms. Johnson stated that this will be addressed more <br />specifically when the applicant comes in with his site plan; <br />they are only monitoring it because there are a number of <br />e <br />people accessing onto U. S. 1 now. <br />Commissioner Fletcher asked if a cardboard placard <br />announcing the proposed rezoning was placed on the subject <br />property, and Ms. Johnson stated that, to the best of her <br />knowledge, it was, but she did not know how long it remained <br />there. <br />50 <br />to- 52 Pn E,2,_?6 <br />
