Lj <br />DEC 15 1982 <br />Box FAA - <br />rental situation and changes the character of the <br />neighborhood. <br />Commissioner Bird inquired about the zoning to the <br />south and the west, and Mr. Challacombe believed Gervais <br />Subdivision is R-1RM, which is a mix of mobile homes and <br />single family up to 8 units per acre. There is also R-1 and <br />R-3 in the area. <br />Chairman Scurlock pointed out that the fact that some <br />of these mobile homes are on several lots, does not <br />eliminate the possibility of those lots being sold. He <br />noted that if Mr. DeJoia wished to, he could go out and <br />build his duplexes with his present zoning. <br />Commissioner Bird concurred that if we refuse this <br />rezoning requestfMr.•DeJoia is still compatible with the <br />Land Use Plan and can build his duplexes unless we want to <br />initiate rezoning to R-lA to take this away from him. <br />Mr. Fletcher continued to argue that Mr. DeJoia can't <br />do this because of sewer and water requirements, and Mr. <br />King stated that according to the Environmental Health <br />Department, a septic tank and well for a duplex can be put <br />on h acre lots. _ <br />Mr.Fletcher again argued that duplexes are not <br />compatible with the existing land use and the nature of the <br />neighborhood. <br />Chairman Scurlock commented that he would prefer a <br />duplex to a mobile home and noted that the Planning & Zoning <br />Commission recommended approval. <br />ON MOTION by Commissioner Wodtke, SECONDED <br />by Commissioner Bird, Commissioner Lyons being <br />absent, and Commissioner Fletcher voting in <br />opposition, the Board by a 3 to 1 vote adopted <br />Ordinance 82-34 rezoning from R-3 to R -2A as <br />requested by Mr. DeJoia. <br />W., <br />
