Commissioner Fletcher <br />further disputed the statement that Mr. DeJoia can build to <br />a density of 15 units per acre now since he actually would <br />not be able to do so without a sewer plant or.water system <br />and emphasized that we must address what is, not what might <br />be. <br />Commissioner Bird asked what zoning Mr. Fletcher would <br />be comfortable with and felt would coincide with that area. <br />Mr. Fletcher stated he would recommend one unit per i <br />- _ acre, which would be R-lAA. <br />ON MOTION by Commissioner Fletcher, SECONDED <br />by Commissioner Bird, the Board unanimously <br />closed the public hearing. <br />Environmental Planner Challacombe agreed that, as <br />Commissioner Fletcher stated, the 1?75 Plan does show this <br />as an environmentally sensitive area. What is environ- <br />mentally sensitive however, is the stream itself which is <br />approximately 5-7' wide and possibly its bank which is <br />another 20' at the most, all of which falls in the setback <br />requirements and cannot be built on. <br />Commissioner Wodtke emphasized that under the <br />multi -family zoning,.each individual owner would have to go <br />through site plan approval. He stated that if he lived in a <br />mobile home, he believed he would rather see a duplex built <br />than another mobile home moved in. <br />Commissioner Fletcher emphasized that this area is not <br />a mobile home park.
