RIVEF.GROVE SUBDIVISI-ON <br />REFERENCES: Letter from Kenneth E. <br />Padgett dated 11/21/82. <br />It is requested that the data herein presented be given formal <br />consideration by the Board of County Commissioners at their <br />regular meeting on December 15, 1982. <br />DESCRIPTION AND CONDITIONS: <br />Rivergr_ove Subdivision received Preliminary Plat Approval on <br />December 23, 1980. The approval for the subdivision would have <br />expired on June 23, 1982. Due to.a delay caused by problems <br />with water in the South Beach area, the developer requested, <br />and was granted, a six month extension of preliminary plat <br />approval. This extension will expire on December 23, 1982. The <br />applicant is requesting a second extension of preliminar-y.plat <br />approval. This requested extension is for 18 months. The <br />reasons for this request are that the developer is beginning <br />construction of improvements for Seagrove South Subdivision and <br />would like to finish that project's improvements before begin- <br />ning construction of Rivergrove's improvements. Also, the <br />current lack of available utilities for the South Beach Area was <br />cited as a factor in the request. <br />Section 3, Subparagraph 3(g) of the County's Subdivision Ordinance <br />refering to preliminary plat approval, states that,..."The approval <br />of the Board shall have full force and effect for a period of <br />18 months from the date of approval. An extension may be granted <br />by the Board." It has been the policy of the Indian River County <br />Board of* County Commissioners to grant one, 18 month, extension <br />of preliminary plat approval. <br />RECOMMENDATION: <br />Staff recommends that the applicant; Kenneth E. Padgett, be granted <br />a 12 month extension of preliminary plat approval. <br />97 <br />� r � <br />
