Mgr. <br />DIVISION HEAD CONCURRENCE: <br />atricc Bruce King, AI P <br />FROM: Janis Johns <br />Staff Planner <br />DATE: October 28, 1982 FILE: <br />IRC,82-ZC-15,#460 <br />COUNTY INITIATED REZONING OF <br />27 LOTS IN PINSON SUBDIVISION. <br />SUBJECT: LOCATED ON THE EAST SIDE OF U.S. <br />#1, FROM C-lA, RESTRICTED COM- <br />MERCIAL TO R-lA, SINGLE FAMILY <br />RESIDENTIAL <br />REFERENCES: <br />�t is requested that the data herein presented be given formal <br />consideration by the Board of County Commissioners at their <br />regular meeting on December 15, 1982, <br />DESCRIPTION AND CONDITIONS: <br />On June 16, 1982, the Board of County Commissioners unanimously <br />voted to initiate the rezoning of the portion of Pinson Sub- <br />division lying east of U.S.#l, excepting Lot 10, from C-lA, <br />Restricted Commercial to R-1, Single Family District (maximum <br />6 units/acre). The 27 lots which comprise the subject property <br />are located on the east side of U.S.#l, north of 42nd Street. <br />The internal circulation is provided by 42nd Place and 20th <br />Place. On October 14, 1982, the Planning and Zoning Commission <br />recommended approval of the rezoning request. <br />ALTERNATIVES AND ANALYSIS: <br />The Land Use designation of the subject property is MD --1 <br />(maximum 8 units/acre). A fifty acre industrial/commercial <br />node is located in the vicinity of North Gifford Road and <br />South Gifford Road, west of U.S.#l. It is recognized that <br />Lots 11 through 20, which form a triangular parcel, fronting <br />on U.S.#1 are under single ownership and might become a part <br />of that node. The acceptability of commercial development <br />of these ten lots is dependant upon the specific use proposed, <br />the design of the buffer area adjacent to the residential <br />development, and the access and traffic circulation of the <br />site plan. <br />Grove equipment is stored and maintained at Knight's Grove <br />Care to the south. East of the site are groves and wooded <br />acreage. Several single family homes are located to the west, <br />across U.S.#l, in the remainder of Pinson Subdivision. <br />The homes within the subject property are presently nonconform- <br />ing uses in the C-lA, Restricted Commercial District. Non- <br />conforming uses may not be expanded. The R-1, Single Family <br />Residential zoning complies with the MD -1 (up to 8 units/acre) <br />Land Use designation of the subject property. <br />73 K 2 PAARS <br />D E C 15 1982 CE- <br />
