FROM C-1, COMMERCIAL <br />TO M-1, RESTRICTED INDUSTRIAL <br />REFERENCES: <br />It is requested that the data <br />consideration by the Board of <br />meeting on December 15, 1982. <br />DESCRIPTIONS AND CONDITIONS: <br />herein presented be given formal <br />'Commissioners at their regular <br />On August 18, 1982, the Board of County Commission initiated <br />this rezoning action after approval of a request to rezone Lots <br />17, 18, and 19 to M-1, Restricted Industrial. Subsequently, <br />on November 10, 1982, the Planning and Zoning Commission <br />unanimously voted to recommend approval of the County initiated <br />-rezoning of Blocks A, B, and C of Oslo Park Subdivision and a- <br />3 acre parcel west of Block A, on the west side of 12th Avenue, <br />.S.W. All lots and parcels are located between 8th Street, S.W. <br />and Oslo Road. The present zoning is C-1, Commercial and the <br />land use designation is Mixed Use District (MXD). The proposed <br />zoning is M-1, Restricted Industrial. <br />ALTER:JATIVE AND ANALYSIS: <br />Environment - The subject property is not within a designated <br />flood hazard area., It contains no Environmentally Sensitive <br />areas. The vegetation consists of scattered Florida Slash <br />Pines and scrub vegetation. <br />Land Use - This portion of the subject property lying between <br />Oslo Road and 8th Street, in Oslo Park Subdivision contains <br />64 lots which are typically 8,000 square feet. The parcel lying <br />on the west side of 12th Avenue, S.W. contains approximately <br />3 acres. The subject property is approximately 50% developed. <br />The existing uses are auto trim, repair, salvage, and storage <br />facilities, as well as a wholesale distributor/storage facility. <br />Outdoor storage without visual screening is common. These <br />existing uses are more appropriate to the permitted uses in the <br />M-1, Restricted Industrial District. In addition to the <br />uses described above, there are four single family residences. <br />.The area north of 8th Street, S.W. contains an established single <br />family residential area. Twenty-two of the 94 lots in Block <br />F, north of 8th Street, contain occupied residences. <br />The parcel of land east of Oslo Park Subdivision is vacant. <br />Approximately 2,200 feet east of the subdivision is neighborhood <br />commercial uses. A nursery is located just west of the subject <br />property. The Oslo Road Fire Station is approximately 1,000 <br />feet wbst of the subject property. The County water plant is <br />located directly north of. the Fire Station. There are another <br />four (4) single family residences on the south side of Oslo Road. <br />There is a citrus processing facility on the south side of Oslo, <br />opposite Block E. <br />The Plan encourages redevelopment of the mixed use areas in land <br />use similar"to and compatible with existing 'land uses. The <br />majority of the land uses within the subject property are re- <br />stricted industrial, warehousing and repair, activities. It is <br />DEC 15 1982 79 c 2 PA-uL 394 <br />
