JAN 1 0 1983 <br />J _ <br />PRELIMINARY PLAT APPROVAL - LAUREL COURT SUBDIVISION <br />The Board reviewed memo of Staff Planner Zimmerman: <br />TO: The Honorable Members DATE: December 29,1982 FILE: <br />of the Board of County IRC -82-07 #238 <br />Commissioners <br />I <br />DIVISION HEAD CONCURRENCE: SUBJECT: Preliminary Plat Approval <br />of Laurel Court Subdivision <br />Patrick Bruce King, A C , <br />FROM: Clare ZimmermanGI REFERENCES: <br />Staff Planner <br />It is requested that the information presented herein be given <br />formal consideration by the Board of County Commissioners at their <br />meeting on January 19, 1983. <br />DESCRIPTION AND CONDITIONS: <br />Laurel Court isa ± 9.8 acre, 31 lot subdivision located between <br />12th and 14th Streets, east of 42nd Avenue. The property is <br />zoned R-1, Single Family Residential, 6 units/acre allowable density <br />an'd has a land use classification of LD -2 Low Density Residential <br />which also has an allowable density of 6 units/acre. <br />The subdivision is located on property which has previously been <br />platted as Ravinia Gardens Subdivision. The applicant has submitted <br />a request that the Board of County Commissioners adopt a resolution <br />vacating the plat of Ravinia Gardens. He has also submitted all <br />the information to support this request as required by Florida <br />Statutes Chapter 177.101. An agenda item requesting that a plat <br />vacation resolution be adopted for this property has also been <br />prepared for consideration by the Board of County Commissioners <br />at their January 19, 1983 meeting. <br />Sanitary sewer and water services are to be provided by the City <br />of Vero Beach. All streets, right-of-way and easements are to be <br />dedicated to the.County. <br />The subdivision was reviewed by the Technical Review Committee at <br />their meeting on September 7, 1982, and the applicant has complied <br />with the recommendations made by the TRC. <br />ALTERNATIVES AND ANALYSIS: <br />The Public Works Division has recommended that the following extra <br />drainage provisionsshould be included in the subdivision's design: <br />1) A minimum finish floor elevation of +24 above MSL <br />shall be established for each dwelling. <br />2) Road grade shall be no. lower than elevation 21.4, <br />3) To minimize street flooding and infiltration of the <br />sanitary sewers, lot grading for each site shall provide <br />side lot swales and additional detention of stormwater. <br />33 <br />
