The Honorable Members DATE: January 19, 1983 FILE: <br />of the Board of County <br />Commissioners <br />SUBJECT: <br />DIVISION HEAD CONCURRENCE: LURIA'S PLAZA <br />SUBDIVISION <br />atrick Bruce King, A CP <br />FROM: Clare Zimmerman C REFERENCES: <br />Staff Planner v <br />It is requested that the information presented herein be <br />given formal consideration by the Board of County Commis- <br />sioners at their meeting on January 19, 1983. <br />DESCRIPTION & CONDITIONS: <br />This memo has been prepared as an addendum to the Board of <br />-- �•�;, County Commissioners agenda item titled Preliminary Plat <br />Approval of Luria's Plaza at Vero Beach Subdivision <br />_Since, in this case, the subdivision review process involved <br />property where site plan approval had been granted for <br />construction on one of the lots being subdivided, site plan <br />modifications have occurred on site subsequent to the <br />original site plan approval. These changes have <br />necessitated further staff review of the subdivision plat <br />and additional recommendations are being made. Since the <br />site plan approval was granted subject to the conditions <br />that: <br />1) The County's subdivision procedure be followed, as per <br />the County's subdivision Ordinance'15-3 and <br />2) The traffic circulation be slightly amended to meet she <br />approval of the County Traffic Engineer; it is requested <br />that the Board of County Commissioners consider these <br />additional recommendations. <br />ALTERNATIVES AND ANALYSIS: <br />During the initial subdivision review, a drainage easement <br />was provided along the northern border of the property to <br />allow access to a portion of the drainage system on the <br />site. Since that time, the Planning Department"has received <br />correspondence indicating that this pipeline is being put in <br />a different location than shown on the original site plan. <br />For that reason it is recommended that the drainage easement <br />shown on the preliminary plat be relocated to correspond <br />with the actual location of the pipe. <br />Because of the subdivision's size, location and the type of <br />development involved, it is recommended that the developer <br />install one street light at the entrances of the proposed <br />shopping plaza at both U.S.#1 and 10th Avenue. <br />Also, because of the impact which a development of this size <br />would have on the traffic on U.S.#1, it is recommended that <br />some method of facilitating ingress and egress to the <br />proposed subdivision be provided by the developer. <br />36 <br />JAN 1 D `r9-3 wx 52 Pae X05 <br />
