Request for Extension of Preliminary Plat Approval <br />Mitchell Acres/Pinecrest #3 Subdivision <br />The Board reviewed the following memo dated 2/22/83: <br />To: <br />The Honorable Members DATE: Februafy 22, 1983 FILE: <br />of the Board of <br />County Commissioners <br />DIVISION HEAD CONCURRENCE: EXrMSION OF PRELII <br />PLAT APPROVAL FOR <br />_ <br />SUBJECT: NrrICHML /PINEC'RF„ST #3 <br />SUBDIVISION <br />Patrick "Bruce King, AI <br />FROM: Clare Zimmerman _ D REEEREN6ES: <br />Planner I <br />It is requested that the information presented herein be given formal <br />consideration by the Board of County Commissioners at their meeting on <br />March 2, 1983. <br />�ON & CONDITIONS <br />Mitchell Acres/Pinecrest #3 Subdivision received preliminary plat <br />approval at the September 2, 1981 Board of County Commissioners meet-itig. <br />This approval will lapse on March 2, 1983, so the applicant has request- <br />ed a 6 month extension of preliminary plat approval. <br />ALTERNATIVES & ANALYSIS <br />The Proposed 10 acre subdivision has 32 lots, -,each of-.wh?.ch are aM- oxi_- <br />mately .25 acres in size. The proposed development is_zont.d R-1, ,Fjngle <br />E'amily Residential, 6.2 dwelling units/acre allowable -building de.�isi.,_y <br />and has a LD -2 low density residential, 6 dwelling units/acre allowahle <br />building density, land use designation. The proposedmibdivision eras <br />granted preliminary approval prior to adoption. of the County's <br />Comprehensive Plan, however the development does conform to the <br />requirements and guidelines for subdivisions which are in the plan. <br />Staff recon rends • that -a. 6 month erE ensi on Of- Pzeliiu�nar�C <br />be granted to Mitchell Acres/Pinecrest 43 Subdivision. <br />Commissioner Scurlock expressed some concerns about <br />continuing to reserve capacity in the South County plant and <br />not receiving a monthly charge. He wished to be assured <br />that the Pinecrest Utilities would come on line with the <br />South County plant and Engineer Edwin Schmucker did not <br />believe there was any problem in this regaled. <br />10 <br />r ow <br />
