ON MOTION by Commissioner Scurlock, <br />SECONDED by Commissioner Lyons, the <br />Board unanimously approved extension of <br />preliminary plat approval for Mitchell <br />Acres/Tinecrest #3 Subdivision. <br />E. V REFERENCES: <br />Zoning Inspector <br />It is recommended that the data herein presented be given formal <br />consideration by the Board of County Commissioners at their regular <br />meeting of March 2, 1983. <br />5 <br />1 <br />DESCRIPTION AND CONDITIONS <br />The County has been petitioned by Eligha Pryor to release the common <br />side lot 5 foot easements of lots 5 and 6, Block D, Garden of Eden <br />Subdivision. It is Mr. Pryor's intention to construct a home on these <br />two (2) lots. <br />The request has been reviewed by Southern Bell, City of Vero Beach <br />Electrical Engineering, Jones IntercablevIsion, Florida Cablevision <br />Inc., and the Utility and Right -of --Way Departments. The Zoning staff <br />analysis, which includes a site visit, showed that drainage would be <br />adequately handled by the existing front and rear swales. <br />ALTERNATIVES AND ANALYSIS <br />Each of the subject lots is 50 feet in width and 100 feet in depth, <br />After site inspection by Zoning Inspector Charles Kindig, it is the <br />Zoning Department's opinion that to release the common side lot 5 foot <br />easements of lots 5 and 6, Block D, Garden of Eden Subdivision, would <br />have no adverse effect and would allow the petitioner to utilize these <br />two (2) lots as one larger, single family residential lot. However, if <br />the easements are not released, the petitioner will be denied his <br />request to utilize these two (2) lots as.cne .larger parcel. <br />RECOMMUIDATION <br />Staff recommends to the Board, through adoption of a resolution, the <br />release of the common side lot 5 foot easements of lots 5 and 6, Block <br />D, Garden of Eden Subdivision. <br />52 fAcEl.F <br />MAR Z 198 11 <br />
