ORDINANCE 2012-021 <br />density, the minimum thirty (30) percent open space requirement (stated above), and <br />the applicable maximum building coverage requirement. <br />(3) Compatibility. <br />(A) Compatibility between uses within the P.D. project areas shall be addressed by <br />individual project design, through the use of location, buffering, transition, <br />integration of uses, or other means, as approved by the county. <br />(B) Compatibility with properties adjacent to the P.D. project area shall be ensured by <br />compliance with the applicable standards of section 915.16. <br />(4) Site development standards. The applicable site development standards of Chapter <br />913 and Chapter 914 shall apply. <br />(5) Design jeuidelines required. Applicants shall submit design guidelines for all new <br />planned developments containing residential units. The purpose of the guidelines is to avoid <br />visual monotony and a bland, "cookie -cutter" appearance of the developed project. <br />Guidelines shall be project -specific and shall require approval by the Planning and Zoning <br />Commission (PZC) prior to vertical construction of residential units. The Community <br />Development Director or his designee is authorized to approve changes to project -specific <br />design guidelines approved by the PZC. Each of the following design guideline items shall be <br />considered by the applicant, and at least two shall be proposed by the applicant, for <br />incorporation into project guidelines: <br />a. Garage placement and scab <br />b. Residence (building) placement; <br />C. Variation and frequency of model types; <br />d. Building materials (facade and roof); <br />e Building massing and architectural details that provide building <br />articulation; <br />E Roof design, pitch, material, and type (e.g. gable, hip); <br />g. Window architectural treatment/variation; <br />h Project appearance from adjacent public streets and properties, <br />including landscaping and buffers; <br />i. Internal streetscape; <br />i Alternative design element that reduces visual monotony <br />Proiect design guidelines shall provide for design review, approval, and enforcement <br />mechanisms. <br />Section 915.14. Agricultural use standards. <br />(1) Location.
