HE�tsICK REQUEST <br />4�1 a� TO REZONE APPROX. 17.1 ACRES <br />Patrick Bruce King, CP FROM 6-1A, RESTRICTED <br />COM- <br />ME]RCTAL TO C-1, GENERAL <br />SIAL DISTRICT <br />FROM: REFERENCES: <br />Art Challacombe <br />-- <br />Environmental Planner <br />It is requested that the data herein presented be given formal <br />consideration by the Board of County Commissioners at their regular <br />meeting on April 6, 1983. <br />DESCRIPTION & CONDITIONS: <br />On February 10, 1983, the Planning and Zoning Commission recommended <br />approval of the applicants request to rezone 17.1 ± acres consisting of <br />the M.C.C. Subdivision and Dixie Commercial Park Subdivision located on <br />the east side of Old Dixie Highway, south of 4th Street, from C-lA, Re- <br />stricted Commercial to C-1, General Commercial District. The proposed <br />uses for the subdivision site are contractor's offices and general <br />ccmnercial uses. <br />Both subdivisions received final plat approval in October 21, 1981. <br />Each subdivision contains 8.55 acres and fourteen (14) lots approximate- <br />ly one-half (1/2) acre in size. The subdivisions are adjacent to each <br />other and contain two separate County dedicated roads; 2nd Place and 3rd <br />Place (see S/D attachments). <br />ALTERNATIVES & ANALYSIS: <br />Land Use Analysis - In this section, an analysis of the existing land <br />use pattern will be presented as well as a discussion of the future land <br />use as established in the Land Use Element of the Comprehensive Plan. <br />Existing Land Use Pattern - The site is presently vacant with the <br />exception of HBS Glass located in Dixie Commercial Park. Directly to <br />the north of the subject property is a variety of different uses. These <br />uses are: <br />a) The Workshop - a furniture sales and refinishing establishment. <br />b) The 4th Street Plaza - a nonconforming mini -warehouse and storage <br />facility. <br />c) ABC Plumbing and Electric Company. <br />d) Two (2) nonconforming mobile homes. <br />e) A single family residence. <br />Adjacent to the east of the subject property is Woodlawn Manor, an <br />existing mobile hone park which is backed up to the F.E.C. railway <br />right-of-way. <br />Directly to the west of the subject property lies Old Dixie Highway, <br />presently designated as a secondary collector on the Indian River County <br />Thoroughfare Plan. Across Old Dixie are several single-family homes. <br />Adjacent to the property toward the south is: <br />a) Overall Interior's - an interior decorating outlet. <br />b) Non -conforming mini -warehouses. <br />c) Equipment storage. <br />73 <br />A :200 <br />APR 6 1983 agog 53 PAGE <br />
