APR 64rI993 Boa 3r:�acE 1: <br />Other uses in the vicinity of the subject property are as follows: <br />a) Pioneer Baptist Church to the south; <br />b) scattered single-family residences along the west side of Old Dixie <br />Highway; <br />c) warehousing to the north; <br />d) equipment storage to the north; <br />e) Hibiscus Manor - a nursing home located to the north of 4th Street. <br />Future Land Use - The Comprehensive Plan designates the area in which <br />the subject property is located as Mixed Use (M). As stated in the <br />Plan: <br />"Past development has produced several areas possessing a broad mixture <br />of land uses, many of which are incompatible with good land use patterns <br />and effective transition buffers. The Mixed Use District designation, <br />as shown on the Land Use Map, represents the maximum permitted extent of <br />a mixed land use pattern. Within the designated areas, the County shall <br />encourage, where appropriate, redevelopment in accordance with the <br />dominant land uses and the health, safety and welfare of area residents. <br />All future non-residential development in this District shall be reg- <br />ulated using performance standards as addressed in the Zoning Code and <br />criteria described in this Plan." <br />Relating to the U.S. #1 Mixed Use Corridor, the Plan states; <br />"Commercial and industrials uses are anticipated to utilize the majority <br />Of the land area within the corridor. Where future residential develop- <br />ment occurs within this mixed-use area, densities shall be limited to <br />six (6) units per acre, including mobile home residential uses." <br />The residents of the existing mobile home park should be given adequate <br />Protection from any adverse impacts generated by the proposed commercial <br />uses. As a condition of final plat approval, the subdivisions were <br />required to designate an area for a ten (10) foot planting screen to act <br />as a buffer. As the four lots adjacent to the mobile home park are <br />developed, the owners shall be required to provide a 10 foot vegetative <br />screen as a condition of site plan approval. <br />To summarize the existing and future land use pattern, the general area <br />in the vicinity of the subject property is and shall continue as a mixed <br />use area consisting of predominantly heavy coariercial, highway commer- <br />cial, and light industrial uses. Redevelopment of the area should <br />concentrate on upgrading the commercial uses while protecting existing <br />enclaves of residential uses. <br />The subject property contains scattered vegetation consisting of: <br />a) slash pines; <br />b) live oaks (mostly immature); <br />c) cabbage palms. <br />The predominant understory consists of mixed grass species and scattered <br />saw palmettos. <br />The property is not within a flood hazard area, nor does it contain <br />environmentally sensitive areas. <br />Traffic —Based upon the use types described in both the C-lA District <br />74 <br />r <br />
