WORkO2/Trkg Sta <br />It is requested that the data herein presented be given formal <br />consideration by the County Commission at their regular meeting <br />on April 20, 1983. <br />DESCRIPTION & CONDITIONS <br />On February 6, 1980, Indian River County and the Town of Indian <br />River Shores became involved in litigation over the control and <br />development of the U.S. Air Force surplus property known as the <br />"Tracking Station" parcel.- The court case involved the <br />annexation of the property by the Town. The litigation <br />determined that the property was improperly annexed by the Town <br />and that the annexing procedures were declared null and void. <br />Due to this action, the Tracking Station property is currently a <br />county enclave without a zoning district classification. <br />On February 14, 1983, the Community Development Division received <br />a letter from Mr. Steve J. Neville, Director of Physical Plant <br />Facilities at Florida Institute of Technology. The letter <br />indicated that F.I.T., through prior discussion, was in agreement <br />with the County's proposal to zone the Tracking Station property <br />to R -1A, Single -Family District. F.I.T. intends to expand their <br />oceanographic laboratory facility. <br />On March 24, 1983, the Planning and Zoning Commission voted to <br />recommend approval of the zoning action. <br />ALTERNATIVES & ANALYSIS <br />Land Use Analysis - In this section, an analysis of the existing <br />land use pattern will be presented as well as a discussion of the <br />future land use as established in the Land Use Element of the <br />Comprehensive Plan. <br />Existing Land Use Pattern - The subject property to be zoned to <br />R-lA, Single -Family District consists of two principal uses: <br />54 <br />
