SCHLITT REQUEST <br />TO REZONE APPROXIMATELY <br />6.1 ACRES FROM C -1A, RE- <br />STRICTED COMMERCIAL TO <br />R-1, SINGLE-FAMILY RESI- <br />DENTIAL DISTRICT <br />FROM: 01 � REFERENCES: <br />Art Challacombe WORK02/Frank Schlitt <br />Environmental Planner Rzn <br />It is requested that the data herein presented be given formal <br />consideration by the Board of County Commissioners at their <br />regular meeting on May 4, 1983. <br />DESCRIPTION & CONDITIONS <br />The applicant is requesting to rezone 6.1 acres from C-lA, <br />Restricted Commercial, to R-1, Single -Family Residential <br />District, located on the north side of State Road 60, <br />approximately 2000 feet from the intersection of 43rd Avenue and <br />S.R.60. <br />On February 1, 1983, Frank Schlitt submitted an application for a. <br />residential subdivision of ten one-half acre lots. Upon review <br />of the application, the Community Development Division determined <br />that the subject property is zoned C-lA, Restricted Commercial, <br />rather than the R-1, Single -Family District presumed by the <br />applicant. The applicant desires to continue to develop the <br />proposed subdivision upon obtaining the proper zoning. <br />On March 24, 1983, the Planning and Zoning Commission voted to <br />recommend approval of the rezoning. <br />ALTERNATIVES & ANALYSIS <br />Land Use Analysis - In this section, an analysis of the existing <br />land use pattern will be presented -as well as a discussion of the <br />future land use as established in the Land Use Element of the <br />Comprehensive Plan. <br />Existing Land Use Pattern - The predominant land use type in the <br />general vicinity of the subject property is single-family <br />residential homes. Existing subdivisions in the area include: <br />1) Lake Park Subdivision <br />2) Executive Manor, Units 1 and 2- <br />3) Redstone Manor Estates <br />4) Healthland Subdivisions <br />5) Albrecht Grove Subdivision <br />6) Golf Acres Subdivision <br />The subject property is currently being utilized as a citrus <br />grove. Directly to the south of the property is a 1.82 acre site <br />containing a grove. Further to the south, fronting S.R.60, is <br />the West Side Branch of the First Citrus Bank, the proposed site <br />for the 4700 Office Complex, and the Ed Schlitt Agency. <br />North of the subject property is Executive Manor, Units 1 and 2 <br />and Redstone Manor Estates.
