Mr. Buchanan originally looked at all County owned <br />land, naturally, to save cost of property purchase. Most of <br />the property was essentially too small. One large site of 41 <br />acres was an abandoned landfill and no construction can take <br />place on that site for 10 years. Other areas were ruled out <br />because of their location, and the fact that they were <br />nowhere near any utilities, or, they found that the plot <br />itself was not conducive to construction. . — <br />One site they found on South Winter Beach Road, better <br />known as the County sandpit area, had a lot of advantages. <br />However, it did not have water or sewage treatment <br />facilities. They found that the site was 5 acres shy of <br />what was required as they had recommended a site of at least <br />25 acres. <br />Another site location that has just come to their <br />attention is a 20 acre tract to the northwest of the airport <br />that can be used for purposes other than airport use. It is <br />owned by the Airport and could be sold to the County for the <br />fair market price. Next to that site is another 20 acre <br />site which is available for sale or lease. <br />Chairman Bird thought that they would find that the <br />site by the airport is closer to 30 acres. <br />It was noted that the Public Safety Committee feels <br />quite strongly that 25 acres was a minimum, and the County <br />had grown so fast that they would like to see a site of at <br />least 35-40 acres. <br />Regarding the airport property, it is all within the <br />City where there is a height restriction of 55 feet for city <br />property. The height of the pods would be acceptable, but <br />the height of the courthouse complex (five stories) might <br />present some problems. <br />Mr Buchanan stated they are recommending the minimum <br />for Phase #1 which allows you to keep your figures down in <br />front and then add on if the population grows more rapidly <br />21 <br />MAY 18 1983 BQOK rAc -L <br />
