BOGOSIAN, <br />TRUSTEE, REQUEST TO REZONE <br />4.7 ACRES LOCATED ON LOT <br />#1, WALTER BOBO'S SUB- <br />DIVISION FROM R-2, MULTI- <br />PLE FAMILY RESIDENTIAL <br />DISTRICT TO LM -1, LIGHT <br />MANUFACTURING DISTRICT <br />REFERENCES: <br />It is requested that the data herein presented be given formal <br />consideration by the Board of County Commissioners at their <br />regular meeting on July 20, 1983. <br />DESCRIPTION & CONDITIONS <br />The applicant is requesting to rezone approximately 4.7 acres <br />located on Lot #1 of the Walter Bobo's Subdivision from R-2, <br />Multiple -Family Residential District, to LM -1, Light <br />Manufacturing District. The applicant proposes to construct a <br />roof truss fabrication facility. <br />On May 26, 1983, the Planning and Zoning Commission denied the <br />applicant's request for the following reasons: <br />1. The existing R-2, Multiple -Family Residential District, is <br />a reasonable and appropriate use of the land and sLrves to <br />buffer the existing single-family housing from <br />non-residential uses; <br />2. The proposed rezoning to a more intensive land use would <br />adversely impact upon the existing residents' health, <br />welfare, and moral well being. <br />ALTERNATIVES & ANALYSIS <br />in this section, an analysis of the existing land use pittern <br />will be presented as well as a discussion of ilie fi?turr.'land <br />use as established in the Land Use Element of the C:omprchensive <br />Plan. <br />Existing Land Use Pattern: The subject property is cuzrently <br />vacant and cleared. To the east of the property is the Florida <br />East Coast Railway and the following uses: <br />(1) Riverfront Groves Packing Co. <br />{2) Sturgis Lumber Company <br />(3) Leroy Smith & Sons Packing House <br />(4) Indian River Packing Co. <br />(5) Three older, single-family dwellings <br />(6) Mini -storage facility <br />(7) Warehouse and office complex <br />(8) Manufacturing.facilities <br />a) Pan American Aluminum Corp. <br />b) Harcar Windows <br />c) Booth Manufacturing Co. <br />d) Interior Construction Supply <br />Immediately to the west of the subject property lies vacant <br />land to 28th Avenue.
