M M <br />(c) existing Zoning and Comprehensive Plan classi- <br />fication of the subject site and adjacent <br />properties <br />(d) the location of all known right-of-ways and <br />easements on the subject site and adjacent <br />properties and the purposes for which they were <br />established, existing pavement markings, road <br />geometries, curb cuts and curb cuts on <br />bordering, collector or arterial roads <br />(e) the existing topography including all water <br />courses, bodies of water and environmentally <br />sensitive lands <br />(f) the existing site conditions including soil <br />conditions, groundwater table, drainage <br />pattern, flood plain data and vegetation of the <br />subject site and immediately adjacent proper- <br />ties; use U. S. Soil Conservation Service data <br />when available <br />(g) existing facilities including water management <br />and utilities <br />(h) a subdivision sketch showing the proposed lots, <br />right-of-ways, easements, water management <br />facilities and utility sources and canals or <br />waterways (if any) <br />(i) a general description of the proposed subdivi- <br />sion including the number of lots, the approxi- <br />mate size, width and depth of lots, approximate <br />building size, type and use and proposed phases <br />of development <br />(j) a description of the project's boundary. <br />4) Opinion of staff.
