Poupard CA -p DW:APR <br />FROM: Planner I REFERENCES: Forest Lake <br />It is requested that the information presented herein be given <br />formal consideration by the Board of County Commissioners at <br />their regular meeting on August 3, 1983. <br />DESCRIPTION & CONDITIONS <br />Forest Lake - Unit II Subdivision is located on the south side <br />of 1st Street S.W., west of 43rd Avenue. It is westward of, <br />and adjacent to, the existing Forest Lake Subdivision. The <br />proposed development has eight lots on ± 6 acres. The land is <br />'zoned R-1, Single -Family Residential (6.2 dwelling units/acre <br />allowable building density) and has a LD -1 (3 dwelling <br />units/acre) land use designation. The proposed building <br />density is 1.3 dwelling units/acre. <br />ALTERNATIVES & ANALYSIS <br />The applicant is in conformance with all County requirements <br />and ordinances. The subdivision's interior street is in <br />conformance with the County's Thoroughfare Plan. A Type A <br />Stormwater Permit has been issued by the County Engineer. The <br />use of individual wells and septic tanks has been approved by <br />the Environmental Health Department. All Planning Department <br />review comments have been addressed. <br />RECOMMENDATION <br />Staff recommends that the Board of County Commissioners grant <br />preliminary plat approval to Forest Lake -.Unit II Subdivision. <br />Clare Z. Poupard, Planner, presented staff's <br />recommendation for preliminary plat approval. <br />Commissioner Wodtke asked what the lot sizes were and <br />Mrs. Poupard stated that they vary, about 140 feet deep by <br />167 feet, and also gave assurance that staff had checked <br />with Environmental Health re septic tanks. <br />29 <br />AUG 31983 BMK FAC <br />
