' or <br />® .. <br />(b) Party of the first Dart shall give party of the second <br />part reasonable advance notice of its intentions to use any portion <br />of the property. <br />(c) Party of the first part shall, at its own exDense, <br />maintain any portions of the property used by it, as well as any <br />structures or facilities erected thereon. <br />(d) Party of the first part shall, upon written notice from <br />party of the second part, promptly reimburse party of the second <br />part for any reasonable costs or expenses incurred by party of the <br />second hart as a result of party of the first part's use of the <br />property. <br />(e) Party of the first part shall indemnify party of the <br />second Dart, and its directors, officers, employees and agents, <br />against any claim, demand or suit, for personal injury, property <br />damage or other injury, arising or resulting in any way from party of <br />the first part's exercise of the reservation of use rights set forth <br />herein. The foregoing indemnification shall include defense costs <br />and reasonable attorney's fees incurred in any trial or appellate <br />proceedings. Party of the second part shall promptly notify party of <br />the first part of the assertion against party of the second part of <br />any claims, demands or suits within the purview of foregoing <br />indemnification. <br />2. To designate a successor organization to use the portions of <br />the premises covered by the Lease Agreement dated April 28, 1983 <br />between Florida Community Health Centers, Inc., and the.West Wabasso <br />Progressive Civic League, a copy of which is attached hereto and <br />incorporated herein by reference,, in the event the West Wabasso <br />Progressive Civic League ever terminates the lease.
