Preliminary plat approval was granted to the subdivision on <br />April 7, 1982 and thus, will expire on October 7, 1983. <br />After the applicant received preliminary plat approval, he <br />initiated a re -zoning petition to change his zoning classi- <br />fication from R-3 (Multi -Family Residential, 25 dwelling <br />units/acre) to R -2A (Multi -Family Residential, 4 dwelling <br />units/acre). This was granted by the Board, but it delayed <br />the start of construction on the subdivision's improvements. <br />The applicant has submitted construction plans to the Public <br />works Division, and has received approval of these plans. <br />Bids are currently being accepted for construction of <br />on-site improvements. Both the applicant and the appli- <br />cant's engineer concur that receiving a one year extension <br />of preliminary approval would allow them sufficient time to <br />complete the project. <br />ALTERNATIVES & ANALYSIS <br />According to Section A(3)(g)(1) of the County's Subdivision <br />Ordinance 75-3, "The approval of the Board shallhair ull <br />force and effect for a period of eighteen (18) months from <br />the date of approval An extension may be granted by the <br />Board". <br />Historically, the Board has granted.one eighteen month <br />extension of preliminary plat approval to applicants re- <br />questing it. <br />RECOMMENDATION <br />Staff recommends that the Board grant one 12 month extension <br />of preliminary plat approval to Rose Haven Subdivision. <br />ON MOTION by Commissioner Scurlock, <br />SECONDED by Commissioner Wodtke, the <br />Board unanimously granted one 12 -month <br />extension of preliminary plat approval to <br />Rose Haven Subdivision, as recommended by <br />staff. <br />37 <br />AUG 17 -1993 BOOK 54pac~? <br />
