Poupard1 _ DW:MAY <br />FROM: planner I +' REFERENCES: Ocean River S/D <br />It is requested that the information presented herein be <br />given formal consideration by the Board of County Commis- <br />sioners at their regular meeting on August 17, 1983. <br />DESCRIPTION & CONDITIONS <br />Ocean River Subdivision is a 5 lot subdivision located on <br />the east side of S.R. A -1-A. The subdivision is bisected by <br />the Indian River County/St. Lucie County county line. The <br />site is zoned R-1 (6.2 dwelling units/acre allowable build- <br />ing density) and has a LD -1 (3 dwelling units/acre allowable <br />building density) land use designation. The proposed <br />building density is 1.44 dwelling units/acre. <br />ALTERNATIVES & ANALYSIS <br />The applicants have complied with all applicable County <br />ordinances. They have received a Stormwater Management and <br />Flood Protection permit. Also, the applicants have dedicat- <br />ed 60' of right-of-way on S.R. A -1-A, .in conformance with <br />the County's Thoroughfare Plan. <br />In addition to checking the subdivision for compliance with <br />Indian River County's regulations, staff coordinated the <br />plat review process with St. Lucie County. The plat which <br />was submitted for approval is also in conformance with St. <br />Lucie County's subdivision regulations. <br />It should be noted that Lot 3 is bisected by the county <br />line. A note has been placed on the plat stating that Lot 3 <br />will be considered to be in St. Lucie County for the pur- <br />poses of taxation, assignment of school districts, etc. The <br />Indian River County Attorney's office has stated that the <br />placement of this note on the preliminary plat will be <br />sufficient for assigning the lot to a county at this time. <br />Prior to final plat approval, the governing bodies of each <br />county can form an interlocal agreement concerning this <br />matter, which shall be placed on the final plat. <br />RECOMMENDATION <br />Staff recommends that preliminary plat approval be granted <br />to Ocean River Subdivision. <br />38 <br />
