EP 7 1983 <br />.514 <br />of 1600 square feet. The lots on the subject property are in <br />the 11,000 to 13,000 square foot range, making it difficult in <br />some cases to meet the setback requirements of the R-lAA <br />district while constructing a house having at least 1600 square <br />feet of floor area. However, no other zoning district is <br />appropriate under the LD -1 land use designation. The lots could <br />be developed under the R-lAA zoning but may require variances on <br />the size of houses or on setbacks. <br />Roads/Traffic <br />The subject property is located one block from U.S.1, and most <br />trips are expected to use this arterial street. Development of <br />the property would generate 61 average daily trips and six peak <br />hour trips. These additional trips will have relatively little <br />impact on this section of U.S. Highway l.which carries 10,000 <br />daily trips at Level of Service "A". <br />Environment <br />The subject property is not designated as environmentally <br />sensitive. There do not appear to be any environmental problems <br />associated with the development of the property for residential <br />uses. <br />Utilities <br />The subject property is not currently served by County water nor <br />wastewater facilities. <br />RECOMMENDATION <br />Based upon the above analysis including the fact that the R-lAA <br />zoning district regulations most closely conform to the .LD -1 <br />land use designation, and the Planning and Zoning Commission's <br />recommendation, staff recommends approval. <br />The Chairman asked if anyone present wished to be heard. <br />There were none. <br />ON MOTION by Commissioner Scurlock, SECONDED <br />by Commissioner Lyons, the Board unanimously <br />closed the public hearing. <br />Commissioner Lyons was glad to see the more restricted <br />residential zoning but wished to know whether there might be a <br />problem getting a variance for this use. <br />Planning Manager Keating did not anticipate that there would <br />be any problems getting a variance. <br />ON MOTION by Commissioner Lyons, SECONDED <br />by Commissioner Scurlock, the Board unani- <br />mously adopted Ordinance 83-27 rezoning <br />the advertised property from C-1 to R-lAA <br />as requested by the Wagners. <br />
