At Vista, there are <br />no pie in the sky promises as they have a proven track <br />record. <br />Mr. Johnston assured Commissioner Lyons that this was <br />shown on the original site plan as shops, etc., and <br />presented the original conceptual drawing to the Board. <br />Commissioner Lyons suggested that the shops area stop <br />just short of Fronting on U.S. #1 and have ingress and <br />egress through the existing main entrance to Vista. Royale. <br />He felt that development owners come and go, and that <br />presently we have a good relationship with Vista, but we <br />don't know what the next owner would do if it was rezoned or <br />replanned. It could turn out to to different than what was <br />anticipated. Messrs. Johnston and Gaskill had no objections <br />to having the shops area fall short of U.S. #1, perhaps by <br />just one foot. It was noted that this would be a site plan <br />consideration. <br />Robert Keating was not sure that there would be a <br />decrease in traffic. Staff had figured it would be half <br />office traffic and half retail and did not see how all of <br />these trips could be internal. Commissioner Lyons felt that <br />was a good point. <br />Chairman Bird opened the Public Hearing and asked if <br />anyone wished to be heard. <br />Mrs. Carolyn Eggert, Chairman of the Planning & Zoning <br />Commission, pointed out that the Oslo Road node is just not <br />sitting there on those four corners but can stretch up to <br />some commercial laying on Oslo Road. She telt that it might <br />be better to consider this piece of property as a <br />neighborhood node as she finds it very difficult to change <br />6F <br />
