Keating AICP <br />Planning and Zoning Manager <br />BEACH BANK REQUEST TO <br />REZONE 20 ACRES FROM A, <br />AGRICULTURAL DISTRICT, <br />TO C-1, COMMERCIAL <br />DISTRICT <br />RS <br />FROMRichard Shearer, AICP REFERENCES: Beach Bank Rzng <br />Principal Planner RICH <br />It is requested that the data herein presented be given formal <br />consideration by the Board of County Commissioners at their <br />special meeting of October 12, 1983. <br />DESCRIPTION & CONDITIONS <br />The applicant, Michael O'Haire, an agent for the Beach Bank, is <br />requesting to rezone approximately 20 acres located on the north <br />side of State Road 60 and the west side of Kings Highway (58th <br />Avenue) from A, Agricultural District, to C-1, Commercial <br />District. <br />The applicant proposes to develop this site as a shopping center <br />and a free standing bank. <br />On August 25, 1983, the Planning and Zoning Commission,voted 4-0 <br />to approve this request. <br />ALTERNATIVES & ANALYSIS. <br />In this section, an analysis of the existing land use pattern <br />will be presented as well as a discussion of the future land use <br />as established in the Land Use Element of the Comprehensive <br />Plan. <br />Existing Land Use Pattern <br />The subject property is currently vacant. In the past, this <br />site was used as pasture land. North of the subject property, <br />there is an old citrus grove, and further north is Rivera <br />Estates, a single-family subdivision. To the south of the <br />subject property, across S.R. 60, is vacant land. South of this <br />vacant land is a citrus grove. East of the subject property, <br />across Kings Highway, are citrus groves. South of these groves,. <br />across S.R. 60,.are two single-family residences on large lots. <br />West of the subject property are old citrus groves. <br />Future Land Use Pattern <br />According to the Comprehensive Plan, the subject property is <br />located in a 140 -acre commercial node located at and southwest <br />of the intersection of Kings Highway and State Route 60. The <br />subject property is located in the northwest quadrant of the <br />intersection. It can reasonably be -expected that the land <br />immediately east and south of the subject property may be <br />included in the commercial node in the future. The land north <br />and west of the subject property is designated as LD -2, <br />Low -Density Residential (maximum of 6 units/acre) and can be <br />developed in single or multi -family housing. <br />OCT 121983 <br />3. <br />J <br />
