would be rezoned residential to conform with the Land Use <br />designation. <br />Commissioner Scurlock asked if the property under <br />discussion is not presently before the Code Enforcement <br />Board and has a fine in place, and Mr. Keating confirmed <br />that is the case. <br />Mr. Sabonjohn disagreed with staff and believed that <br />storage is permitted in commercial property and that you can <br />sell things <br />from commercial <br />property. <br />He continued to <br />stress the <br />fact that he had <br />been issued <br />various sales <br />licenses over the years and stated that the Zoning <br />Department has never looked at his books. As far as the <br />claim that someone is living in the mobile home, he believed <br />it has to be proved they are sleeping there; he stated that <br />he does have a watchman there at night because he has had <br />many break-ins. Mr. Sabonjohn wished to know where you can <br />operate a business if not on commercial property. <br />Mr. Keating stated that you can operate a business in a <br />commercial district, but you cannot have storage as a <br />primary use of the area in that district. He noted that <br />this is one of those cases where staff had to make a <br />determination as to what the present use of the land is, <br />i.e., whether there is an active mobile home or automobile <br />sales on-going on the site. <br />Commissioner Wodtke did not believe.the present use of <br />Mr. Sabonjohn's land is the issue before the Board today; <br />what we are addressing is a request to make a change in the <br />Land Use Plan. <br />Chairman Bird agreed that the Board does not want to <br />debate the use of Mr. Sabonjohn's property. The question is <br />should we leave him as a commercial spot in an agricultural <br />area, which is contrary to what we have tried to accomplish <br />in the Comprehensive Plan. He believed that it is only a <br />matter of time until the County would have initiated a <br />41 <br />OCT 12 <br />193 <br />
