Devlop <br />RICH <br />It is requested that the data herein presented be given formal <br />consideration by the Board of County Commissioners at their <br />special meeting of October 12, 1983. <br />DESCRIPTION & CONDITIONS <br />This proposal is to amend the text of the Land Use Element of <br />the Comprehensive Plan in order to clarify the maximum <br />residential development densities in the different MXD's, <br />Mixed -Use Districts. <br />In the past, there has been some confusion about the permitted <br />residential densities in the MXD areas. The Comprehensive Plan, <br />under the general description of Mixed -Use Districts on page 27, <br />states: "Permitted uses include residential development up to <br />fourteen (14) units per acre, commercial and industrial uses." <br />This is misleading. Only the Gifford Mixed -Use District was <br />designated as having a maximum density of 14 units/acre. The <br />other districts have maximum densities of 6 or 3 units/acre. <br />Under the description of the individual Mixed -Use Districts on <br />pages 36 and 37 of the Comprehensive Plan, each individual <br />district description (except for the Gifford MXD) contains a <br />statement concerning the maximum number of dwelling units per <br />acre allowed, in that specific district. The description of the <br />Gifford MXD does not mention a maximum residential density. <br />On August 25, 1983, the Planning and Zoning Commission voted <br />4-0 to recommend approval of this amendment. <br />ALTERNATIVES & ANALYSIS <br />In order to clarify the Comprehensive Plan in relation to the <br />;naximum residential densities allowed in the various MXD areas, <br />two changes are necessary which are: <br />1) Deleting reference to the maximum number of dwelling units <br />per acre allowed in Mixed -Use Districts under the general <br />description of Mixed -Use Districts on Page 27 of the <br />Comprehensive Plan; <br />2) Adding a statement concerning the maximum number of dwelling <br />units per acre allowed in the Gifford Mixed -Use District <br />under the description of the Gifford Mixed -Use District on <br />Page 38 of the Comprehensive Plan. <br />These two changes can be accommodated by: <br />E] <br />
