1) deleting the words...up to fourteen (14) units per acre.." <br />on the fifth line of page 27 of the Comprehensive Plan, and <br />2) adding the words, "Where future residential development <br />occurs within this Mixed -Use area, densities shall be <br />limited to fourteen (14) units per acre.", as a new last <br />sentence added to the description of the Gifford Mixed -Use <br />District on page 38 of the Comprehensive Plan. <br />RECOMMENDATION <br />Based on the above analysis, including the Planning and Zoning <br />Commission's recommendation, staff recommends that the above two <br />changes be approved as an amendment to the text of the <br />Comprehensive Plan. <br />ATTACHMENTS <br />- 1. Planning and Zoning Minutes of August 25, 1983 <br />Mr. Shearer elaborated that all MXDs other than Gifford <br />MXD have a lesser maximum density which conforms to the <br />surrounding land use designations. <br />Planning Manager Keating emphasized that the recom- <br />mended changes do not represent a change of policy, but are <br />strictly for clarification. <br />The Chairman asked if anyone present wished to be <br />heard. There were none. <br />ON MOTION by Commissioner Scurlock, SECONDED <br />by Commissioner Bowman, the Board unanimously <br />closed the public hearing. <br />Attorney Brandenburg informed the Board that in order <br />to accomplish the actual change in the. Comprehensive Plan, <br />which is an ordinance, a new ordinance will have to be <br />advertised. <br />ON MOTION by Commissioner Scurlock, SECONDED <br />by Commissioner Bowman, the Board unanimously <br />gave conceptual approval to the staff recom- <br />mendation in regard to rewording the text of <br />the Comprehensive Plan regarding density in MXDs <br />as set out in memo dated September 15, 1983. <br />D <br />OCT 121983 <br />
