Keatilng,CXICP <br />Planning & Development Director <br />PRELIMINARY PLAT APPROVAL <br />FOR GROVE PARK MANOR <br />SUBDIVISION <br />FROM: Staff Plannerard G�� REFERENCES: DISe6AECLA Manor <br />It is requested that the following information be given formal <br />consideration by the Board of County Commissioners at their <br />regular meeting on November 16, 1983. <br />DESCRIPTION AND CONDITIONS: <br />Grove Park Manor is a 10 lot, ±6.1 acre subdivision, located on <br />the south side of 22nd Street, west of 47th Avenue. The site <br />is zoned R-1, Single Family Residential (6.2 dwelling <br />units/acre), and has a LD -1, Low -Density Residential (3 dwell- <br />ing units/acre), land use designation. The project's proposed <br />density,is 1.6 dwelling units/acre. <br />ALTERNATIVES AND ANALYSIS: <br />The preliminary plat has been reviewed by staff and found to be <br />in conformance with all applicable County regulations. A <br />Stormwater Management Permit has been issued by the County <br />Engineer. The use of individual wells and septic tanks has <br />been approved by the Environmental Health Department. The <br />subdivision's interior street conforms to the County's Thor- <br />oughfare Plan, as does 22nd Street north of the subject <br />property. The applicant has also agreed to improve the corner <br />of 47th Avenue and 22nd Street as it leads to the subject <br />property, as required by the County's Subdivision Ordinance <br />75-3. <br />All staff recommendations concerning the subject property have <br />also been addressed by the applicant. <br />RECOMMENDATION <br />Staff recommends that the Board of County Commissioners grant <br />preliminary plat approval to Grove Park Manor Subdivision. <br />22 <br />-10 <br />
