Keati g, bacp C-1, COMMERCIAL DISTRICT <br />Planning and Development Director <br />g5 _ <br />FROM; Richard shearer, AICP REFERENCES: DisETER.cLII. <br />Principal Planner :BUDG <br />It is requested that the data herein presented be given formal <br />consideration by the Board of County Commissioners at their <br />regular meeting of November 16, 1983. <br />DESCRIPTIONS & CONDITIONS <br />The applicant, Harry Klimas,_ President of the Polish American <br />Social Club, is requesting to rezone approximately 4.6 acres <br />located on the east side of U.S. Highway 1 and 4 mile south of <br />Hobart Road from C-lA, Restricted Commercial District, to C-1, <br />Commercial District. <br />The applicant proposes to develop this site for a clubhouse for <br />the Polish American Social Club. <br />On October 13, 1983, the Planning and Zoning Commission voted <br />4 -to -0 to approve,this request. <br />ALTERNATIVES & ANALYSIS <br />In this section, an analysis <br />will be presented as well as <br />use as established in the Land <br />Plan. <br />EXISTING LA14D USE PATTERN <br />of the existing land use pattern <br />a discussion of the future land <br />Use Element of the Comprehensive <br />The subject property is currently vacant. South of the subject <br />property is Pro -Fashions and a citrus grove. East of the <br />subject property is additional vacant land owned by the appli- <br />cant. <br />pplicant. To the north of the subject property is a citrus grove, <br />a single-family house, and Glen & Mike's Landscaping, Inc. The <br />subject property has frontage on U.S. Highway 1 to the west. <br />West of U.S. 1 is Mama Mia's Restaurant, Busy Bee Nursery, and <br />vacant land. <br />FUTURE LAND USE PATTERN <br />The Comprehensive Plan designates a 50 acre Commercial/ Indus- <br />trial node at the intersection of U.S. Highway 1 and Hobart <br />Road. The subject property and the land north of. it may be <br />included in this node. The land east and south of the subject <br />property is designated LD -1, Low -Density Residential (maximum <br />of three units/acre). The land west of the subject property, <br />across U.S. Highway 1, is designated MXD, Mixed -Use District <br />(maximum of six units/acre), and is currently zoned C -IA, <br />Restricted Commercial District. <br />The subject property needs to be rezoned from C-lA to C-1, <br />because private clubs are not a permitted use in the C -IA <br />zoning district. <br />75 <br />�J <br />
