Lakes <br />• Principal Planner REFERENCES: DIS:WORKA <br />It is requested that the data herein presented be'given formal <br />consideration by the Board of County Commissioners at their <br />regular meeting of December 7, 1983. <br />DESCRIPTION & CONDITIONS <br />The County has initiated a request to rezone 17.5 acres located <br />600 feet east of U.S. Highway #1 and approximately 600 feet <br />north of Hobart Road from R-3, Multiple Dwelling District, to <br />R -2D, Multiple -Family District. <br />The owner of this property proposes to develop it as condomini- <br />ums and concurs with this rezoning request. <br />On October 27, 1983, the Planning and Zoning Commission voted <br />5 -to -0 to recommend approval of this rezoning request. <br />ALTERNATIVES & ANALYSIS <br />In this section, - an analysis <br />will be presented as well as <br />use as established in the Land <br />Plan. <br />Existing Land Use Pattern <br />of the -existing land use pattern <br />a discussion of the future land <br />Use Element of the Comprehensive <br />The subject. property is currently vacant, although some site <br />improvements have been made in conformance with an existing <br />approved site plan. If the property is rezoned, a new major <br />site plan will have to be submitted and approved before <br />construction may continue. North of the subject property is <br />Hobart Landing #1, a single-family subdivision, and east of the <br />subject property, across Indian River Boulevard, is Hobart <br />Landing #2, also a single-family subdivision. South of -the <br />subject property is vacant land. The area west of the subject <br />property is zoned C-lA, Restricted Commercial District, and is <br />vacant except for a real estate office. <br />WT <br />
