DEC `i 1983 890 55 PACE - 50,k3. <br />the R -2D would be a nice buffer between single family homes <br />and commercially zoned property. <br />Mr. Shearer showed a slide of the site and pointed out <br />that the Planning & Zoning Commissioner voted 5-0 to <br />recommend approval of the rezoning. <br />Chairman Bird opened the Public Hearing and asked if <br />anyone wished to be heard in this matter. <br />Michael O'Haire, attorney representing Hobart Landing <br />Property Owners Association, explained that Hobart Landing <br />is a single family subdivision located easterly of the <br />property in question. His clients feel.strongly that the <br />buffer provided by the rezoning is not necessary, as there <br />is no existing commercial use anywhere near their <br />subdivision. Although, there is a commercial node <br />designated on the Master Plan, there is no reason that node <br />cannot be relocated. Mr. O'Haire continued to emphasize <br />that the only land use up there that is deserving of any <br />protection is the single family subdivision that has been <br />there for many years and there is no need at this point for <br />a buffer of multiple family zoning. He stated that Hobart <br />Landing property owners have watched this property be <br />despoiled and scarified by Arthur Wilson, who tore out a <br />productive citrus grove, and since Mr. Wilson has been <br />trying to sell this land as multiple family for years and <br />cannot, it is obvious there is no demand for multiple family <br />use in this area. Mr. O'Haire pointed out that Mr. Wilson <br />has had a site plan since 1980 and has dragged it out, not <br />building anything on the land because he cannot sell it. <br />The site plan approval process has been abused time and time <br />again, and opening this up all the way from U.S. #1 will <br />simply depreciate the values of the existing land use; <br />therefore, Attorney O'Haire urged the Board to preserve the <br />integrity of the only existing use entitled to protection <br />and go with single family rezoning. <br />40 <br />
