to come back in with a new site plan for 3 units an acre. <br />Attorney Garris pointed out that other condos in that area <br />are built at 12 units per acre and if their one acre <br />development has a density of 3 units an acre, it is going to <br />be rather conspicuous. He further --stressed that his client <br />has put a considerable amount of money and effort into this <br />project, even if nothing shows on the ground, i.e., <br />architectural, engineering, and legal fees, etc. Attorney <br />Garris further pointed out that the project will create over <br />$3 -million in assessed value that will be added to the <br />County tax rolls. <br />Vice Chairman Scurlock felt that we have a much larger <br />problem than just this acre of property, because what is <br />going to happen at build out is that there will be 1500 <br />units requiring service. If the existing plant doesn't have. <br />the capacity, he felt that the County should consider a <br />moratorium on all development in the Moorings until this <br />problem is resolved. He continued that he would like to <br />find some way for the developer to save the money he has <br />invested in this project, but, on the other hand he could <br />not approve the 12 units per acre, when we cannot provide <br />for 3. <br />Director Keating reported that staff is presently <br />reviewing a water plant site plan and they are having <br />trouble with the setbacks. <br />Commissioner Lyons suggested that we bring the <br />wastewater treatment plant capacity to a head by putting the <br />matter on the agenda for the first or second meeting in <br />January. <br />Administrator Wright advised that Hutchinson Island <br />Utilities rate hearing is on the agenda for January and that <br />hearing will decide whether or not they expand, remain where <br />they are, or relocate, and they will take a long range view <br />of capacity. <br />40 <br />.''DEC 21 1983 <br />
