DIS : CLARE <br />DEC 21 <br />L11---_ I ___ <br />Plantation <br />,11 - <br />It is requested that the following information be given formal <br />consideration by the Board of County Commissioners at their <br />regular meeting on December 21, 1-983... <br />DESCRIPTION AND CONDITIONS: <br />Plantation Ridge Subdivision has a proposed 31 lots on a 21 <br />acre site. _The subject property is located on the west side of <br />Old Dixie Highway, just north of 20th Lane., _§.W. - The site is <br />zoned R-1, Single -Family Residential (6.2 dwelling units/acre). <br />The land use designation of the site is MXD for a distance of <br />300 feet west of Old Dixie Highway; the remainder of the <br />property is designated LD -2 (up to 6 dwelling units/acre). The <br />proposed building density is 1.48 dwelling units/acre. <br />The development received preliminary plat approval on June 16, <br />1.982. Therefore, plat approval is scheduled to expire on <br />December 16, 1983. The applicants are requesting a 6 month <br />extension of plat approval. <br />ALTERNATIVES AND ANALYSIS. - <br />The applicants have completed construction of the subdivision's <br />interior streets, including construction of drainage improve- <br />ments. The work which is currently being completed includes <br />fine grading of the swales and road shoulders on site. The <br />project will then be ready for final site inspection and a <br />request for final plat approval. <br />According to the County's Subdivision Ordinance 75-31 "The <br />approval of the Board shall have full force and effect for a <br />period of 18 months from the date of approval. An extension <br />may be granted by the Board." Historically, the Board has <br />granted one extension for a period of up to 18 months. The <br />applicants are aware of this and have requested an extension <br />for a period of 6 months. They. feel that 6 months will be <br />sufficient -time to complete all required work. <br />RECOMMENDATION: <br />Staff recommends that the Board of County Commissioners grant a <br />6 month extension of plat approval to Plantation Ridge -Subdivi- <br />sion. <br />5 <br />1983 a'K3 PAC: <br />
