Initiated Req. <br />Principal Planner DIS•RUTH <br />It is requested that the data herein presented be given formal <br />consideration by the Board of County Commissioners at their <br />regular meeting of December 21, 1983. <br />DESCRIPTION AND CONDITIONS <br />The applicant, Indian River County, is requesting to rezone <br />approximately 46.77 acres located on both sides of Oslo Road <br />and approximately one-half mile west of 27th_ Avenue from C-1, <br />Commercial District, to C-2, Heavy Commercial District. <br />This rezoning request was initiated because of another rezoning <br />request contiguous to this property -(a request to rezone from <br />C-1 to C-2) and to alleviate the nonconforming use status of <br />several properties in this area.. <br />On November 10, 1983, the Planning and Zoning Commission voted <br />4 -to -0 to recommend approval of this rezoning request. <br />ALTERNATIVES AND ANALYSIS <br />In this section, an analysis <br />will be presented as well as <br />use as established in the Land <br />Plan. <br />EXISTING LAND USE PATTERN <br />of the existing land use pattern <br />a discussion of the future land <br />Use Element of the Comprehensive <br />The subject property currently contains the Dennis L. Smith, <br />Inc., Paving Maintenance facility, the Rountree Groves mainte- <br />nance shop, a citrus grove, a vacant commercial building, two <br />mobile homes, a single-family residence, two properties which <br />are being used for heavy equipment storage, the Ven -Mar Irriga- <br />tion Specialist facility (including outdoor storage), and <br />vacant land. Almost all of the individual parcels of land <br />which are part of the subject property contain nonconforming <br />land uses. The subject property is surrounded primarily by <br />vacant land. East of the subject property is Vero Mini Stor- <br />age, a parcel for which C-2 zoning has been requested, and <br />Tippin's Landscaping Service. Southeast of the easternmost <br />part of the subject property is Grovenor Estates, a single- <br />family subdivision which is partially developed. <br />FUTURE LAND USE PATTERN <br />The Comprehensive Plan designates- the subject property as MXD, <br />Mixed -Use District (up to 3 dwelling units/acre). Most of the <br />land surrounding the subject property is designated as LD -1, <br />Low -Density Residential 1 (up to 3 dwelling units/acre).
