lb <br />f♦ <br />complaints of loitering, trespassing, or lingering at the premises, and Lessee shall take <br />prompt measures which may include filing criminal and civil complaints, depending on the <br />circumstances, or as the Lessor may direct, to eliminate such loitering, trespassing, or <br />lingering. Lessee shall be responsible for keeping the subject property free of all garbage <br />and trash. Any signage shall be in compliance with applicable laws and ordinances. <br />Lessee shall install and maintain landscaping in compliance with applicable laws and <br />ordinances. Lessee shall install and maintain landscape screening or, as may be permitted <br />by the City of Vero Beach, fencing, of any outside area used by people to congregate so <br />that any such outside area and all persons using such outside area are not visible from any <br />location off the subject property. <br />4. The Lessee shall not assign this lease without the previous consent of the <br />said Lessor, or sublet the said premises or any part thereof without the previous consent <br />of the said Lessor or of the County Administrator being first obtained in writing. The <br />Lessee shall not change or cause any change to the exterior of the building located on the <br />subject property without the previous consent of the Lessor being first obtained in writing. <br />5. This agreement shall terminate automatically if the Lessee vacates the said <br />premises or ceases to use the subject property or, subject to Paragraph 12 hereof, at least <br />75% of the area of the building, excluding any area that continues to be used for Lessor's <br />storage, for the provision of assistance to homeless people and indigents in Indian River <br />County. This agreement shall terminate automatically if the Lessee ceases to exist as a <br />not for profit corporation organized under the laws of the State of Florida. Lessor shall <br />have the right to inspect the demised premises, including the interior of any building or <br />structure, at any reasonable time. <br />3 <br />
