LEASE <br />THIS LEASE entered into this 1st day of February, <br />1984, by and between INDIAN RIVER COUNTY, a political subdivision <br />of the State of Florida, hereinafter referred to as "Lessor," and <br />ROCKRIDGE PROPERTY OWNERS ASSOCIATION, INC., a not-for-profit <br />corporation, hereinafter referred to as "Lessee," <br />W I T N E S S E T H: <br />1. Lessor does hereby lease unto the Lessee the follow- <br />ing described premises to wit: _ <br />Lots 9, 10 and the South one-half of Lots 8 and 11 in <br />Block U, Rockridge Subdivision, Unit 6, according to <br />plat filed in the office of the Clerk of the Circuit <br />Court of Indian River County in Plat Book 5, page 57; <br />said land lying and being in Indian River County, <br />Florida. <br />Subject to all easements, restrictions, reservations, <br />dedications and rights of way of record. Plus one 19 <br />inch riding mower (Asset #3817) <br />for and in consideration of the sum of ONE DOLLAR ($1.00) per year <br />and in consideration of the public benefit and welfare enhanced by <br />virtue of the Association's presence on the property. To have and <br />to hold unto the Lessee for a term of twenty (20) years commencing <br />on February 1, 1984 subject to the limitations and conditions <br />hereinafter set forth. This lease shall terminate automatically <br />if the Lessee corporation is dissolved and shall terminate upon <br />sixty (60) days prior written notice by County to Lessee that the <br />property is needed for an overriding public purpose. <br />2. The Lessee shall keep said premises open to the <br />public each day, including Sundays, and the general public shall <br />have the full right to use said property at all times during day- <br />light hours, subject to such reasonable rules and regulations for <br />use of the building as the Lessee may establish from time to time. <br />Such rules and regulations shall be subject to the approval of the <br />Lessor. <br />3. The Lessee shall maintain the premises in a proper, <br />fit and reasonable manner at all times and shall care for the <br />premises with regard to the removal of trash, debris and other <br />objectionable and unsightly objects, and it shall be the duty of <br />the Lessee to make any and all alterations and repairs necessary <br />FEB 1 199-I- <br />B`c56. <br />
