FEB <br />1 <br />1984 <br />NvK .�� PACE <br />by <br />the Lessee <br />for the convenient operation of the premises, and <br />to <br />maintain the buildings and structures located thereon in as good a <br />condition as they are on the date of entry into this lease, <br />excepting, however, normal depreciation and normal wear and tear, <br />and it shall be the duty of the Lessee to make any and all repairs <br />to the buildings and/or structures and to keep said buildings in <br />good repair, including the windows and doors, and it shall further <br />be the duty of the Lessee to maintain all utilities serving the <br />site including but not limited to waterlines, sewer lines, plumb- <br />ing, and wiring, in the event any of same shall exist in a.pr-oper <br />and good condition. <br />4. The Lessee shall have the right to operate any con- <br />cessions which are not unlawful or for immoral purposes, except <br />that Lessee shall not have the right to sell, serve or allow to be <br />consumed any beer, wine, liquor or other intoxicating beverages on <br />the premises. <br />5. The Lessee shall pay for all utilities including <br />lights, telephone, water and gas that may be provided to.the <br />premises. <br />6. The Lessor shall pay all taxes levied against the <br />premises and structures thereon. <br />7. Lessee shall have the right to sublease the premises <br />for the purposes of operating concessions thereon; however, the <br />Lessee shall remain responsible for the operation and maintenance <br />of the buildings and conditions of the surrounding premises. <br />Lessee or sublessees shall not discriminate between groups, <br />classes or individuals in any fees or charges. <br />8. It shall be the duty of the Lessee to operate said <br />premises at all times for the convenience, benefit and welfare of <br />the public. Said operation shall always be conducted in a clean, <br />wholesome and proper manner. Provided further that the manner of <br />operation of the premises shall always be subject to the approval <br />of the Lessor and that if at any time said premises are not <br />operated in a manner entirely satisfactory to said Lessor, then <br />Lessor shall have the right of notifying the Lessee in writing <br />that the premises are not being satisfactorily operated in the <br />-2 <br />
