Poupard �p REFERENCES: Wood <br />aMisclow SID <br />Staff Planner <br />It is requested that the following information be given formal <br />consideration by the Board of County Commissioners at their <br />regular meeting on February 8, 1984. <br />DESCRIPTION AND CONDITIONS: <br />Wood Hollow is a 32 lot subdivision located on a 20.7 acre <br />site. The subdivision is located on the south side of Rebel <br />Road (5th Street S.W.), west of 27th Avenue. Phase I is <br />comprised of sixteen, ±.5 acre lots. The site is zoned R-1, <br />Single Family Residential (6.2 dwelling units/acre allowable <br />building density), and it has a LD -1, Low Density -Residential <br />land use. -designation (3 dwelling units/acre allowable building <br />density). The proposed building density is 1.5 dwelling <br />units/acre. Wood Hollow Subdivision received preliminary plat <br />approval on May 4, 1983. <br />ALTERNATIVES AND ANALYSIS: <br />The applicants have complied with all County regulations for <br />the subdivision's first phase. The County Engineer has per- <br />formed a final site inspection and approved the on-site im- <br />provements. The developer has posted a performance bond to <br />ensure --that the improvements will be maintained for a year. <br />The County Attorney's office has reviewed the face of the plat <br />for legal sufficiency. The Planning Department has reviewed <br />the final plat for compliance with the approved preliminary <br />plat. <br />RECOMMENDATION: <br />Staff recommends that the Board of County Commissioners grant <br />-final plat approval to Wood Hollow Subdivision, Phase I. <br />ON MOTION by Commissioner Lyons, SECONDED <br />by Commissioner Bird, the Board unanimously <br />granted Final Plat Approval of Wood Hollow <br />Subdivision, as recommended by staff. <br />E.
