Place <br />Staff Planner v DIS:MISC1 <br />It is requested that the following information be given formal <br />consideration by the Board of County Commissioners at their <br />regular meeting on February 8, 1984. <br />DESCRIPTION AND CONDITIONS: <br />The land condominium Waverly Place received preliminary plat <br />approval from the Planning and Zoning Commission on October 13, <br />1983. Waverly Place, Phase I received final plat approval from <br />the Board of County Commissioners on December 7, 1983. The <br />applicants are now requesting final plat approval for the <br />second phase of development. <br />The project is comprised of seven phases on approximately 27 <br />acres. Within the boundaries of these phases there are 316 <br />units on 316 lot$. Phase II consists of 32 units with 32 <br />corresponding lots. <br />The site is zoned R-2, Multi -family Residential (15 dwelling <br />units/acre) and has an MD -2, Medium Density Residential (10 <br />dwelling units/acre) land use designation. The project's <br />actual density is 11.78 dwelling units/acre. This is higher <br />than the density allowed by the Comprehensive Plan because the <br />original site plan was- approved prior to the adoption of the <br />Comprehensive Plan. <br />ALTERNATIVES AND ANALYSIS: <br />The construction drawings for all paving and drainage improve- <br />ments have been reviewed and approved by the County Engineer. <br />The construction drawings for all on-site utilities have been <br />reviewed and approved by the Utilities Division's Environmental <br />Engineer. <br />The applicant has submitted an irrevocable letter of credit <br />from a banking institution which guarantees that the cost of <br />the construction of on-site improvements will be met. The <br />applicant has also prepared a contract which, when signed, -will <br />bind the development company to complete all improvements as <br />shown on the approved construction drawings. <br />All other requirements for final plat approval, as outlined in <br />Subdivision Ordinance 83-24, have been met. <br />RECOMMENDATION: <br />Staff recommends that the Board of County Commissioners grant <br />final plat approval to Phase II of the Waverly. Place land <br />condominium subject to the condition that the applicant sign a <br />contract with the County binding him to complete all on-site <br />improvements in conformance with County regulations. <br />6 <br />so <br />
