Environment <br />The subject property is not designated as environmentally <br />sensitive nor is it in a flood -prone area. <br />Utilities <br />Neither County water nor County wastewater facilities are <br />available at this time. County water will be available in the <br />future. <br />RECOMMENDATION <br />Based on the above.analysis, including the.definition of the - <br />node in the Comprehensive Plan, the proximity of the subject <br />property to the existing uses in the node, and the Planning and <br />Zoning Commission's recommendation, staff recommends approval. <br />Mr. Shearer confirmed that this property can be <br />included in the 230 acre Commercial/Industrial node <br />southwest of the intersection of Oslo Road and 74th Avenue. <br />Staff feels industrial uses are the best use for this <br />property and recommends approval. <br />The Chairman asked if anyone present wished to be <br />heard.
