FEB 2 2 1984 <br />Future Land Use Pattern <br />ac E x 56. PACE 236 <br />The Comprehensive Plan designates the land north of Oslo Road <br />and east of U.S. 1 as MD -2, Medium -Density Residential (up to <br />10 units/acre). However, the Plan also designates an 80 acre <br />commercial node at the intersection of U.S. 1 and Oslo Road. <br />The subject properties and the lands immediately to the north, <br />south, and east can be included in this node. West of the <br />subject properties is the U.S. Highway 1 Mixed -Use District <br />corridor. Further to the south, across Oslo Road, the land is <br />designated as LD -2, Low -Density Residential 2 (up to 6 <br />units/acre). <br />Offices and retail fruit stands are allowed in both the C-lA <br />and C-1 zoning districts. Based on the existing land use <br />pattern in this area, the zoning of the surrounding parcels, <br />and the commercial land use designation for the Oslo Road and <br />U.S. 1 intersection, the C-1 zoning district appears to be the <br />most appropriate zoning for the subject properties. <br />Roads/Traffic <br />The subject properties have direct access to U.S. Highway #1 <br />(classified as an arterial street on the Thoroughfare Plan). <br />No additional traffic is expected as a result of rezoning these <br />properties. <br />Environment <br />The subject properties are not designated as environmentally <br />sensitive, nor are they in a flood -prone area. <br />Utilities <br />County water is available for the subject properties, but <br />County wastewater facilities are not available. <br />RECOMMENDATION <br />Based on the above analysis, including the Planning and -Zoning <br />Commission's recommendation, staff recommends approval. <br />The Chairman asked if anyone present wished to be <br />heard. There were none. <br />ON MOTION by Commissioner Lyons, SECONDED <br />by Commissioner Bird, the Board unanimously <br />closed the public hearing. <br />ON MOTION by Commissioner Lyons, SECONDED <br />by Commissioner Bowman, the Board unanimously <br />adopted Ordinance 84-7, approving the County <br />initiated rezoning of 1.2 acres east of U.S.1 <br />and north of Oslo Road to C-1. <br />_ � 36 <br />
