DESCRIPTION AND CONDITIONS: <br />Tall Trees Subdivision is a 25 lot subdivision located on the <br />south side of 14th Street, west of 37th Avenue. The site is <br />6.7 acres in size. The land is zoned R-1, Single -Family <br />Residential (6.2 dwelling units/acre allowable building densi- <br />ty), and has a LD --2, Low -Density Residential (6 dwelling <br />units/acre allowable building density) land use designation. <br />The proposed building density is 3.7 dwelling units/acre. <br />Preliminary plat approval was granted by the Board of County <br />Commiss'i'oners on September 21, 1983. <br />ALTERNATIVES AND ANALYSIS: <br />The County Engineer has performed a site visit and found all <br />on-site improvements to have been adequately constructed. The <br />County Surveyor -and County Attorney's offices have reviewed the <br />plat for accuracy and legal sufficiency. The Planning Depart- <br />ment has reviewed the plat for conformance with the approved <br />preliminary plat. The City of Vero Beach's Utility Department <br />has issued a letter stating that the site's utilities systems <br />are completely and satisfactorily constructed. . Thus, all <br />requirements of the County's Subdivision Ordinance 75-3 have <br />been addressed. <br />RECOMMENDATION: <br />Staff recommends that the Board of County Commissioners grant <br />final plat approval to Tall Trees Subdivision. <br />ON MOTION by Commissioner Lyons, SECONDED <br />by Commissioner Wodtke, the Board unanimously <br />granted Final Plat Approval of Tall Trees <br />Subdivision as recommended by staff. <br />H.
