F_ <br />Transportation System <br />BOOK 56" PAGE 5:38 - <br />The subject property has direct access to 16th Street <br />(classified as a secondary collector street on the County's <br />Thoroughfare Plan) and 12th Street (classified as a primary <br />collector street). In addition, the subject property is <br />one-quarter mile west of 74th Avenue (classified as a <br />secondary collector street) and one-quarter mile east of <br />82nd Avenue (classified as a.primary collector street). The <br />development of the subject property in single-family homes <br />at a maximum density of 3 units/acne would generate 3,180 <br />average annual daily trips (AADT). These trips were <br />assigned to 82nd Avenue which would still.maintain level -of - <br />service "A". Under the subject property's current land use <br />designation, RR -1, the maximum development of the site would <br />generate 424 AADT. <br />Environment <br />The subject property is not environmentally sensitive nor is <br />it in a flood -prone area. <br />Utilities <br />The subject property is not served by County water nor <br />wastewater facilities. However, the County .has plans to <br />extend water mains along State Road 60 to I-95 in the next <br />year. These water facilities would be one-half mile north <br />of the subject property, and this area will have access to <br />County water in the near future. <br />RECOMMENDATION <br />Based on the above analysis, particularly the proximity of <br />the subject property to the MD -1 properties and the fact <br />that County water facilities are planned to be extended to <br />this area in the near future, the staff recommends that the <br />subject property be redesignated from RR -1, to LD -1. If the <br />subject property is redesignated LD -1, staff recommends that <br />the rest of Section 12, Township 33 South, Range 38 East <br />also be considered for redesignation as LD -1 to maintain <br />consistency. <br />Richard Shearer, Chief, Long -Range Planning, presented <br />staff's recommendation for approval of the proposed <br />redesignation and showed an aerial photograph and some <br />slides of the site which used to be an old citrus grove. He <br />also referred to a zoning map of the area. <br />Commissioner Lyons asked when the cut-off date was for <br />this year for amending the Comprehensive Land Use Plan, and <br />Mr. Shearer replied that applications had been accepted from <br />January lst through January 17th according to procedures <br />adopted by the Board. The problem is that there is such a <br />large number, it will take quite sometime to get them all <br />considered. <br />7_1 <br />27 <br />
