REQUEST TO RE- <br />ZONE 100.4 ACRES <br />FROM A, AGRICULTURAL <br />DISTRICT, & R-3, <br />MULTIPLE -DWELLING <br />DISTRICT, TO R -3A, <br />RETIREMENT DISTRICT <br />Total Care <br />CHIEF <br />It is requested that the data herein presented be given <br />formal consideration by the Board of County Commissioners at <br />their regular meeting of April 4, 1984. <br />DESCRIPTIONS & CONDITIONS <br />The applicant, Total Care Systems, Inc., acting as agent for <br />the owners of three parcels of land, is requesting to rezone <br />approximately 100.4 acres located north of State Road 60 and <br />West of 74th Avenue from A., Agricultural District, and R-3, <br />Multiple -Dwelling District (up to 15 units/acre), to R -3A, <br />Retirement District (up to 18.8 units/acre). <br />The applicants propose to develop this site as a life care <br />facility. <br />On January 26, 1984, the Planning and Zoning Commission <br />considered an administrative inquiry from the Planning <br />Department and determined in a 3 -to -1 vote that the R -3A <br />zoning district was consistent with the MD -1, Medium -Density <br />Residential 1 (up to 8 units/acre), land use designation. <br />On February 23, 1984, the Planning and Zoning Commission <br />voted 5 -to -0 to recommend approval of this rezoning request. <br />ALTERNATIVES & ANALYSIS <br />In this section, a description of the existing land use <br />pattern will be presented as well as a discussion of the <br />future land use as established in the Land Use Element of <br />the Comprehensive Plan. <br />Existing Land Use Pattern <br />The subject property is primarily devoted to citrus groves. <br />Part of the subject property is currently vacant and there <br />is a house on the property. North of the subject property <br />are more citrus groves. The area west of the subject <br />property contains some land in groves and other undeveloped <br />land that was previously in groves. Further west are <br />single-family subdivisions, vacant land and the First <br />Bankers' facilities. The area south of the subject property <br />is generally developed as very low-density residential <br />development with single-family homes on large tracts of <br />land. East of the subject property is Village Green Mobile <br />Home Park. Further east is the Agricultural Center. <br />31 <br />
