DESCRIPTION & CONDITIONS <br />The applicant, Mr. D. V. Knight, Jr., is requesting that 40 <br />acres located 3/4 mile west of I-95 on the west side of 98th <br />Avenue and 1/2 mile south of State Road 60 be included in the <br />I-95 and S.R.60 -Commercial/Industrial node, as designated on <br />the future land use map of the Land Use Element of the <br />Comprehensive Plan, and be rezoned from A, Agricultural <br />District., to M-1, Restricted Industrial District. <br />The applicant proposes to develop this property as an <br />industrial park. <br />This rezoning request was considered by the Planning and Zoning <br />Commission on November 17, 1983. At that time, the planning <br />staff recommended that the request be denied because there was <br />not enough available land in the I-95 and S.R.60 node to <br />include the subject property. Rather than deny the rezoning <br />request, the Planning and Zoning Commission voted 4-1 to table <br />the request and voted 4-1 to suggest to the Board of County <br />Commissioners that they consider enlarging this node. <br />On February 23, 1984, the Planning and Zoning Commission voted <br />4 -to -1 to recommend approval of this rezoning request. <br />ALTERNATIVES & ANALYSIS <br />In this section, an analysis <br />will be presented as well as <br />use as established in the Land <br />Plan. <br />Existing Land Use Pattern <br />of the existing land use pattern <br />a discussion of the future land <br />Use Element of the Comprehensive <br />The subject property and the lands immediately south and west <br />of it are devoted; to citrus groves. North of the subject <br />property is vacantland, the M.A. Ford Manufacturing Co., and <br />Rampmaster, Inc., which are in an LM -1, Light Manufacturing <br />District. East of the subject property is the New Hibiscus <br />Airport. <br />Future Land Use Pattern <br />The. Comprehensive Plan designates the subject property as <br />Agricultural. All of the land immediately surrounding the <br />subject property is also designated as Agricultural except for <br />the land east of 98th Avenue which is designated as MD -1, <br />Medium -Density Residential (up to 8 dwelling units/acre). <br />However, there is a 230 acre (proposed to be expanded to 300 <br />acre) Commercial/Industrial node designated at the intersection. <br />of I-95 and S.R.60 which is 3/4 mile east and 1/2 mile north of <br />the subject property. The applicant proposes to have his <br />property included in this node. <br />Based on the current 230 acre size of the existing commercial/ <br />industrial node, the planning staff prepared a map delineating <br />the tentative boundaries of that area around the I-95/S.R.60 <br />intersection considered to be in the node (see Attachment 3). <br />Given the 230 acre size of the node, the staff felt that the <br />subject property could not logically be included in the node. <br />However, it is the staff's position that if the node is expanded <br />to 300 acres, the subject property could be included in the <br />node. The staff then prepared another map showing the tentative <br />boundaries of the node at an expanded size of 300 acres (see <br />Attachment #4). <br />M <br />APR 4 "984 BOOK 56 un 551 <br />
