APR 4 1994 BOOK 56 FACE 552 <br />Due to the proximity of the subject property to the industrial <br />uses to the north and the New Hibiscus airport to the east, the <br />best urban use of this property is for industrial purposes. <br />Roads/Traffic <br />The subject property has direct access to 98th Avenue which is <br />proposed to be a Secondary Collector Street on the Thoroughfare <br />Plan. The development of the subject property for restricted <br />industrial uses would generate 1,532 average weekday trips. <br />Currently, 98th Avenue carries 101 average daily trips. This <br />increased traffic would require paving 98th Avenue -=as a 24 foot <br />wide street and the dedication of an 80 foot wide right-of-way. <br />Environment <br />The subject property is not designated as environmentally <br />sensitive nor is it in a flood prone area. <br />Utilities <br />The subject property is not served by County water nor <br />wastewater facilities. <br />RECOMMENDATION <br />Based on the above analysis, including the existing land use <br />pattern and the Planning and Zoning Commission's <br />recommendation, staff recommends that, if the commercial/ <br />industrial node at I-95 and S.R. 60 is enlarged to 300 acres, <br />the subject property be included in the node and be rezoned <br />from A, Agricultural District, to M-1, Restricted Industrial <br />District. <br />Richard Shearer, Chief, Long -Range Planning, presented <br />staff's recommendation that this property be included in the <br />I-95/SR-60 commercial/industrial node which was just <br />enlarged to 300 acres in action taken by the Board earlier <br />this morning. <br />Chairman Scurlock opened the Public Hearing and asked <br />if anyone wished to be heard. <br />Michael O'Haire, attorney representing the applicant, <br />stated he would be glad to answer any questions regarding <br />this matter.- There were none. <br />ON MOTION by Commissioner Lyons, <br />SECONDED by Commissioner Wodtke, the Board <br />unanimously (4-0) closed the Public Hearing. <br />40 <br />
