Keati g, F CP <br />Planning & Development Director <br />FROM: Richard Shearer, AICP REFERENCES: Bardelis P&Z Memo <br />.Chief, Long -Range Planning CHIEF <br />It is requested that the data herein presented be given formal <br />consideration by the Board of County Commissioners at their <br />regular meeting of April 11, 1984. <br />DESCRIPTION & CONDITIONS <br />The applicants, Charles and Mary Bardelis, are requesting to <br />redesignate 1.56 acres located at the northeast corner of 142nd <br />Street and 80th Avenue from LD -1, Low -Density Residential 1 (up <br />to 3 units/acre), to LD -2, Low -Density Residential 2 (up to 6 <br />units/acre), and to rezone from C-1, Commercial District, to <br />R -2D,. Multiple -Family Residential District (up to 6 units/acre). <br />The applicants own all five lots of Block F,.Ercildoune Heights <br />Subdivision. They propose to develop this property as <br />duplexes. <br />On February 23, 1984, the Planning and Zoning Commission voted <br />4 -to -1 to recommend approval of the request to redesignate the <br />subject property from LD -1 to LD -2. However, the Commission <br />voted 3 -to -2 to deny the request to rezone the subject property <br />from C-1 to R -2D. The general feeling of the Commission was <br />that they wanted to preserve the single-family nature of the <br />area. <br />ALTERNATIVES & ANALYSIS <br />In this section, an analysis of the reasonableness of the <br />application will be presented. The analysis will include a <br />description of the current and future land uses of the site and <br />surrounding areas, potential impacts on the transportation and <br />utility systems, and any significant adverse impacts on <br />environmental quality. <br />Existing Land Use Pattern <br />Ercildoune Heights Subdivision is different than most <br />residential subdivisions because many of the lots have frontage <br />on U.S. 1 and are zoned commercial.
