In addition, to the north of the property is MD -2, <br />Multiple Density, of 8 units per acre, and Attorney Evans <br />felt that if we develop MD -2 into 8 units per acre, it would <br />seem logical that the flow is to larger areas with fewer <br />homes. Besides the Agriculture designation or Rural <br />Residential -1, the next logical, choice would be Rural <br />Residential 2. <br />Attorney Evans stressed that his client realizes that <br />this property is immediately adjacent to a_flying facility, <br />but feels that people will live next to airports if they so <br />choose, just as they live next to the airport in Vero Beach. <br />Lastly, Attorney Evans did not think that there was anything <br />in the Comp Plan to prohibit the redesignation of this <br />property other than some rather conceptual statements for <br />the preservation of the best agricultural land in this <br />County. He emphasized that when you look at this property <br />in light of the facilities that are planned around it and <br />the residential area that is contiguous to it, it would <br />appear that the Planning & Zoning Commission made a mistake <br />in denying the request -for redesignation. Attorney Evans, <br />therefore, requested the Board to approve his client's <br />appeal of that decision. <br />Robert Shearer, Chief, Long Range Planning, presented <br />staff's recommendation, and that of the Planning & Zoning <br />Commission, to deny this appeal, and showed slides of the <br />site and a map of the land use in the area. <br />Mr. Shearer pointed out that while the subject property <br />is within a mile of the property designated as Multiple <br />Density 2, that MD -2 designation does not guarantee 8 units <br />s. <br />an acre. It is just a general guide which sets an upper <br />limit. <br />Mr. Shearer explained that the land use map shows the <br />area as a very large agricultural designation area, and if <br />80 acres of that is redesignated to Rural Residential 2, <br />20 BOOK -56 PAGE75.3 <br />
